An Electrical Installation Condition Report (EICR) is a detailed assessment of the safety and condition of the electrical installation within a property. Since July 2020, all private landlords in England have been legally required to have an EICR carried out every five years, with the report made available to tenants and local councils on request.

EICR Classification Guide

C1 — Danger Present

Immediate risk of electric shock or fire. Immediate remedial action required before the installation is used.

C2 — Potentially Dangerous

A potential risk of injury present. Urgent remedial work required to bring the installation to a safe state.

C3 — Improvement Recommended

Not immediately dangerous, but improvement would benefit safety. Does not make the EICR unsatisfactory on its own.

FI — Further Investigation

Cannot be assessed without further investigation, which may uncover C1 or C2 issues. Must be investigated promptly.
